Montava Preliminary Design Review (PDR) Submitted

A Preliminary Design Review (PDR) has been submitted for Montava Phases 1a and 1b. The Preliminary Design Review meeting between City staff and the applicant team will take place on Wednesday, March 25. If you would like to review the documents submitted for the PDR, click here. What is a PDR?

A Preliminary Design Review (PDR) is a meeting with City staff who review development projects. The intent of the meeting is to identify key issues or requirements that will need to be incorporated into a development application. The PDR meeting is conceptual in nature and is not a formal development application. What is being proposed?

Phase 1a is anticipated to include approximately 200 units in the southwest portion of the PUD Master Plan (adjacent to Storybook), and would include townhomes, cottages, small to medium single-family homes, and space for future multi-family housing.

Phase 1b would include the farm, support buildings, farm stand, and community gathering area.

What Happens After the PDR Meeting?

An update will be posted here and sent to the Montava email list when a formal development application is received for the first phase. Notification will be provided for any voluntary neighborhood meetings as well.

The residential uses proposed with Phase 1a are subject to a Basic Development Review (BDR) process. The decision maker for a Basic Development Review is the Director of Community Development & Neighborhood Services for the City of Fort Collins. The Basic Development Review does not require a neighborhood meeting or public hearing, though staff is always willing to meet with individuals and groups to answer questions and understand concerns. Public comments will be fully considered in the final decision.

Phase 1b, the farm, would be subject to a Type 1 administrative hearing process. The decision maker for Type 1 projects is an Administrative Hearing Officer, and public hearing is required.
