City Council approved the Montava Planned Unit Development (PUD) Master Plan and Overlay on February 18, 2020. This page will continue to be a resource for future phases of Montava as they are submitted to the City. Montava is a proposed development for a section of rural and agricultural land next to the Anheuser-Busch facility in northeast Fort Collins. The 860-acre proposal is modeled off of Traditional Neighborhood Development (TDN) or village-style development because of the wide variety of land uses. The development would include a variety of housing, amenities and public spaces. The proposal calls for a complete, connected community with new neighborhoods, parks, schools, a town center, urban agriculture, businesses, and transportation connections.

This site is meant to supplement the information provided at public outreach sessions and neighborhood meetings. Comments made here will be shared with the City staff members who are reviewing the project and will be shared with project decision-makers if/when phases of the project go to a public hearing. Our goal is to post all pertinent public information regarding the project as it is submitted, including but not limited to, site plans, traffic studies, staff comments and event announcements. You are also encouraged to reach out directly to staff listed on this site if you have other specific questions or concerns.

Phases Currently in Development Review:

Phase G (BDR210013): This is a request for a Basic Development Review (BDR) for the development of Phase G and a non-potable irrigation pond in association with the Montava PUD Master Plan. Phase G falls within the T4 and T5 transect districts of the PUD Master Plan and the site is currently undeveloped and is farm land.

Phase E (BDR220003): This is a request for a Basic Development Review (BDR) for the development of Phase E, the Town Center in association with the Montava PUD Master Plan. Phase E is approximately 47-acres and falls within the T4 and T5 transect districts of the PUD Master Plan and the site is currently undeveloped and is farm land.

    Montava PUD Master Plan and Overlay Approved

    The Fort Collins City Council gave final approval to the Montava Planned Unit Development (PUD) Master Plan and Overlay following a public hearing on Tuesday, Feb. 18, 2020.

    Montava is a long-term development project that covers a land area of 999 acres in northeast Fort Collins. The Montava PUD Master Plan proposes a phased approach to achieve buildout of the Montava community, which is planned to include about 4,200 dwelling units and 450,000-750,000 square feet of commercial, industrial, and/or employment uses. Montava is expected to be developed in phases over 25 or more years.

    To ensure that communication about key development milestones for the Montava project is consistent and comprehensive over this extended time frame, City staff have proposed a range of different methods to keep the public informed. The City’s Land Use Code already requires certain kinds of notice related to development – for example, mailed notice, sign posting, and published notice for neighborhood meetings and public hearings. In addition to these legally required notices, the City will also provide web updates, e-mail notification, and social media postings for each future phase of the Montava project.
