Montava is a proposed development for a section of rural and agricultural land next to the Anheuser-Busch facility in northeast Fort Collins. The 860-acre proposal is modeled off of Traditional Neighborhood Development (TDN) or village-style development because of the wide variety of land uses. The development would include a variety of housing, amenities and public spaces. The proposal calls for a complete, connected community with new neighborhoods, parks, schools, a town center, urban agriculture, businesses, and transportation connections.
This site is meant to supplement the information provided at public outreach sessions and neighborhood meetings. Comments made here will be shared with the City staff members who are reviewing the project and will be shared with project decision-makers if/when phases of the project go to a public hearing. Our goal is to post all pertinent public information regarding the project as it is submitted, including but not limited to, site plans, traffic studies, staff comments and event announcements. You are also encouraged to reach out directly to staff listed on this site if you have other specific questions or concerns.

Great question! There has been no further development activity related to the Montava proposal since the PDR meeting you referenced. City Council will be discussing Montava's water supply during their work session on Tuesday, February 9th, but no decisions will be made. This is a great question! I posed it to Max Moss, who is the developer of Montava. His response is below.
"That is a good question with communities all over the US grappling with it. I’m not sure how to assure a specific outcome when it comes to races or cultures. We certainly would not build a community that excluded anyone for any reason, but I’m not sure how we can attract a particular group of people.
We are building Montava for the entire spectrum of the market of people looking for an amazing community in which to live. As you know, we have committed to 600 units of affordable housing ranging from 30%-80% of the area median income. This is an enormous commitment to community diversity. We want people of every possible background, income, class to be part of the fabric of Montava’s community just as they are already part of the Fort Collins community.
For us, everything we have done has been done to keep Montava accessible to everyone, not exclusive. We do not believe in building community for wealthy people alone. This community will include not only schools, but multiple kinds of schools from public to Montessori. I’m certain it will be home to houses of worship of many different faiths. We are working to provide locally grown food, opportunities to work in the community, and housing to cover as wide a swath of the spectrum as humanly possible.
Even the work we are doing now to create a reliable and affordable water source (really hard to do) is being done specifically so that Montava remains a place that is affordable for everyone. It’s our whole mission."
I would add that there will likely be a series of neighborhood meetings related to the Montava development. I think this type of conversation, and any suggestions you might have about inclusivity in development, would be welcome! You can also submit official comments on the project to devreviewcomments@fcgov.com. All comments sent to that address will be shared with decision-makers (in development projects, that's typically the Planning and Zoning Board). It's a great way to share your ideas and priorities directly with decision-makers.
We don't yet have an approximate completion date for the community park. The current plan is to construct East Community Park next, then Northeast Community Park. The timing will largely depend on the pace of development, because community parks are funded by capital expansion fees assessed to developers. According to the Parks department, it typically takes at least 10 years to collect enough impact fees to pay for the next community park.
