About the project
Strauss Lakes is a ±160-acre proposed development including a neighborhood center and a mix of residential densities and housing types. This site currently sits within the City's Growth Management Area, in Larimer County, and is proposed for annexation into the City, as well as LMN and MMN zoning (Low and Medium Mixed Neighborhood districts), anticipated to be completed in 2026.
An Overall Development Plan (ODP) has been proposed, indicating that the neighborhood will be built in multiple phases over several years, with future Project and Final development plans required for each future phase/filing. The current high-level planning documents propose a 5-6 acre neighborhood center, range of residential building types and densities, and include a portion of the site identified for affordable housing meeting the City's criteria. The site has two irrigation and stormwater ditches adjacent to or through the site, an irrigation pond on the north, and will abut a future 60-acre City community park; numerous walking trails and open spaces will be designed into the neighborhood.
The applicant is also requesting several modifications of Land Use Code standards to accommodate the variety of building types they envision, as well as the ability to provide additional densities within the neighborhood.
About the process
City staff that review development projects encompass a wide range of specialties including: planning, engineering, traffic, transportation, water/wastewater/stormwater, light & power, floodplain, environmental, historic preservation, parks, forestry, attorneys, surveyors. We also include external partners ranging from CDOT, to Fire, to ditch companies, railroads, and other utility providers. Our goal is to balance the vision and priorities of the community, expressed through adopted plans, codes, and design standards, with the needs of the development community to successfully build a desirable neighborhood for prospective builders and future residents and users.
Large projects like this one typically have multiple phases and submittals, and usually involve neighborhood meetings and public hearings in their quest to gain approval by the City. The timeline from conceptual sketch of a site to closing on a home often extends into years.
